Have been reading all your quest/answers and have been impressed with your knowledge and experience. I have just bought my first Ip 3 weeks ago - then found the book!!!! isnt it true what they say about timing?
Did it all wrong and took the banks advice and went with a P&I loan, anyone know what sort of $$$$ they charge to change to Interest only!?. Anyway, I am very happy with my purchase $280,000. bank valuation of $300,000 - for all you Brissy types its a jump from Oxford Street at Bulimba. I have heard you can claim on individual items costing under $300.00 each if I did these things quickly -(not claiming against wear and tear). e.g putting in new ceiling fans,smoke detectors etc. Would you have any advise for me on this subject.
Secondly: Have been looking at the software demo and to a "virgin"looks very impressive - do you all use it?, thats a thought, can I claim the purchase of it?
Last thing: Do you have any thoughts on this bit of information from a real estate seminar - Insurance bonds purchased before June 2002 - are a good investment as you can access them after ten years without tax penalties, as opposed to all the negatives of Superannuation? any thoughts?
