I'm not up to speed with house prices up there (though I was looking into units/townhouses a while back) but as far as I know, this is a potential development site, over the 809sqm (or whatever it is--yeah?), so it's a bit odd to be having a ceiling on the possible sale price.

If it's novel marketing, it seems to be attracting attention at least. We are discussing it.

Major road though. Low density residential in that area - so you'd want to double check with your town planner.
