Inspections - A new approach

Yep, I like the Canberra system. Our 1st IP was there years ago and the P&B inspection was there to look through from day 1. I havent bought at auction because Im a tight**** and don't want to fork out $500 to bid on something for a house that I probably won't end up purchasing.

That's probably just me though.:eek:
 
I can see the advantage of this method for auctions (which I also avoid) but getting your own reports gives you an edge over the REA (at this point only) and provides the opportunity to negotiate further. Plus one to one with a builder.
 
Then you pay for it yourself.

Also the building inspector would have liability to report all or he would need to claim on insurance if the fault was there at time of inspection.

It is the same as the roadworthy you can take it as being okay or take the car for an independent check.

Do you trust road certs? It is commissioned by the owner.

Reporthub doesn't suggest its some dodgy report. Its a full fledged report that can be shared which splits costs for all involved.

Roadworthy certs ? I wouldnt even bother. I use a independent qualified specialist who comes to the car. Just as I like one commissioneg by the selling car yard using a independent report like NRMA/RAC etc . They make it easier and cheaper. I can accept or reject it. Or get my own.
 
Very clever idea, but I feel it's in the wrong industry. When you're about to spend half a million or a million, are people really going to worry about a $500.00, tax deductible expense? I know I don't...need to look at the bigger picture.

But I feel this has much more merit in other industries / applications...just can't think of what it would be.

Its not tax deductible.

I also get RAC to inspect my cars so same same. I think it is a nice if the vendor provided a report, you read it and if there was an issue in the report you can back away without getting a further report or if there wasn't an issue I would still commission my own. As I prefer my guy and know how well he inspects the property whereas I might not know how well the other inspector does. Never know I might find a new one =D
 
I would not use this system

Bpi is a point in time report. If its a week or month old new defects may have arisen

Thanks for the feedback guys. As a group of friends who are also long term property investor and work in IT and Banking we have setup this service as we think it makes a lot of sense.

This service has been created for the benefit of home buyers and property inspectors. Especially as inspectors I know are now earning less than they used to 15 years ago per report.

The service provides for a full Building and Pest Inspection by well qualified inspectors. The reports are only available for 30 days from creation in line with Australian Standards.

The inspector will note any and everything they find in the report for full posterior coverage. However on a mobile phone call I can get an expert's opinion of just which items on the report are the important ones. With shared or vendor-commissioned reports you get the report, but not the interpretation. This may or may not be important to you.

Exactly, and normally they can give you ball park figures for anything that may need fixing.

eg...
That retaining wall will fall over within a year and is going to cost $30-40k to repair, or that retaining wall is not that good but will last for a few years and will cost $1-2k to repair. Both scenarios would sound the same in a written report but worlds apart.
