Insurances

Hi everyone, I am about to rent out my property and was wondering what insurances might be necessary and what companies are good to go with?

If it's a Unit

- Landlord Insurance

If it's a House

- Building Insurance (I presume you would have this already)
- Landlord Insurance

Have a look around Somersoft. The two companies that come up most frequently is EBM and Terri Scheer.

I use both. Only had to claim so far with EBM and very happy with them.

Best bet is to pick up the phone, call a few and get some quotes/policy comparisons.

AAMI are generally pretty good.

I've got policies with youi and real insurance - both are ok (so far).

If it is a unit you may also require contents insurance to cover fixtures and fittings not covered by strata such as floor coverings, lights, BIW, etc
 
I've looked into various carriers.

Ebm seems to be the only one offering 30m in limits. Most others are up to 20m.

In 99.999999999999 percent of situations $20m should be more than enough, but some people might be prepared to pay a bit more to get the higher limits.

What kind of claims could be worth more than 20m?
A very very nasty liability claim involving injuries to a minor who may need medical treatment and care for rest of life ... No one wants that to happen
