20 Year Interest Only Loans

Hi guys,
I saw an ad in the paper this morning for a 20 year interest only loan by Aussie Home Loans. I had a quick look at http://www.aussiehomeloans.com.au and it looks o.k. To me the only drawback seems to be that you can't fix the rate (from memory the rate is bank bills + 1.35%) and the max LVR was only 80%. Might be worth checking out.
