Interior Designer

Would an interior designer add value to a renovation to an investment. Would be interested to know more about anyone's experiences in this.
 
Of course they would add value but the question is whether the added value they bring outweighs the cost of using an interior designer?

Most designers know how to make something look great but often do not have much regard for what it costs to create that look. There are a few designers out there who specialise in value-adding advice for renovations. Look for someone who specialises in investment property renovations - not 'dream home' renovations. They should be able to take your budget and tell you the most effective way to spend that money (and no more than what you have allocated) on your property - to get the biggest bang for your buck.

My motto is spend a dollar to make 2 or 3 (more if you can!). If you use the right design techniques then this formula is easily possible.

i have renovated around 13 apartments over the last 5 years but the next one i really want to try something different etc. i really want to go high end to capture a different end of the market as i would be living in it as well.
 
I think I see what you are trying to do. But to pull it off the apartment that you have has to be an awesome apartment to begin with. i.e. good views, good location, well maintained common property etc. Otherwise you're just wasting your time
 
Yeah i know - i think it's all about space, timing and presentation. I have sold a few last year which are still the highest sold for its configuration in the building till today.

I had an interior designer come in the other day - and i must agree she did give me some pointers. About moving the kitchen etc. I also want to implement like smart lighting, put a 6 meter wide bifold door, use some tile decks in the courtyard and put in a spa.
 
yeah those things are nice to put in but always have to keep your target buyer in mind.

At the very least, for that kind of apartment it has to be a large-sized 2 bedder or 3+ bedroom. And not in random parts of the CBD like King/Spencer Streets....those are just horrible places to live
 
I only bought in South Melbourne, southbank, South yarra, melbourne as in spring st near russell and carlton. Not king st - never bought there before.

Yeah i got a target market in mind. i buy anything above 90sqm. anything less - wouldn't even consider.
 
yeah then that's fine. with those type of apartments your value-add multiplier is huge cause you're not selling to the average poor couple with a 5 figure salary each
 
trying to target the foreign investor with PR who are coming here.

I realized that a lot of stock that are going in those areas are actually the high end like freshwater place, eureka this year as they're a different target market altogther. THey're not that interested in the sub 800K or below.

Just got the quote from the designer (5K.) for full design, doco, fixtures and selection of items etc drawings concept suppliers etc.
Hmmmm is that ex or not?
 
Actually no - it is 15K. that's quite a bit. My renovation cost sometimes are total 15K for construction and materials.

Anyway - i will re-evaluate.
 
I had a designer come in when I was renovating a 2 bedroom townhouse in Cairns. His ideas were fantastic plus he was able to draw up plans that saved space and gave me 3 bedrooms and a double sized lounge. He thought outside the square and was so cheap!!!!

I believe he saved me his costs.

Oh 15k that's quite a bit. but what's a) your cost of the apartment and b) your target resale value?

Cost wise close to 500K. 100+sqm. 115 including courtyard.

Yeah builder said that was too expensive. Said should be 5K for everything. Anyway - i have never used an interior designer before. Architects, draftsman yes. i will look out for one.

after i had read the contract of the ID. it seems they have copyright clause not allowing design of the renovations to be put on a website without exclusive permission etc.

To be honest - feel like i pay 15K and i have right to take my photo of my place to put on websites if in the event i want to sell???
