Internet Listings - Poor Efforts / Photos

I love agents that advertise poorly. Purely from a buyers perspective of course.

Would you believe bad photos, no floor plans, no OFIs and incompetent agents are no barrier to a property selling?

Not only that but it's part of some agents' deliberate strategies.

Apparently it all comes down to price. In other words the market is perfect, all buyers are hard-heads like us, presentation doesn't matter and there is no variation in sale prices for similar properties.

You're quite right that Jenman agents (at least the ones who take the master's advice with amateurish property presentation and smudged logos) can be good hunting grounds for investor buyers.

I don't doubt it but poor advertising landed me a bargain. The house had 1 photo of the front and it looked awful. It was advertised saying very little. Said 3 bedrooms, separate lounge. I wasn't going to look at it but Nathan talked me into it. Glad he did. They neglected to mention the 8m X 4m new brick extension out the back.:eek:

2 people at the auction. 1 being me. the WINNER!!! :D I put up a wall making it 4 bedroom and 2 living areas. CF+ and $50K equity. LOVE poor advertising.

How bad must this property be that this is the best photo to help sell it?

This also shows the stupidity of monthly suburb averages especially for suburbs with few units. According to the graph median prices for units has dropped from $700 to $205k.

Scroll further down and there's mention of a downmarket unit that sold at auction (rare in Perth) - for $205k.

I'm guessing that's the only sale that month and skewed the numbers.
