Interstate contract with a new PM

A couple of questions about contract with a new PM, not the same RE as the selling agent.

1. As an interstate purchaser, how do you sign a contract with the local PM by not physically be there to sign.

2. Would it be legal to sign a contract with a PM before a settlement date

3. Can the property be locally advertised from any available photos(from selling agents). Legal implications?

2. Yes, but you don't own the property yet and couldn't legally lease it. Perhaps have a special condition

3. Who owns the photos? you could only use the photos with the owner's permission - copyright.
 
Terry W is right, however if you can get your solicitor to draft a special condition and the vendor agrees, you can minimise your vacancy rate by having opens available prior to settlement with your PM. Something like this seems to be commonly accepted with our clients:

The parties agree that prior to completion the purchaser and/or the appointed property manager will be permitted access to the property on a maximum of ____ open time inspection occasions, for the purpose of viewing by prospective tenants.
