I did a quick search on Horsham. There are a bloody lot of properties for sale. When i was last in Horsham it was to get out of the 40 degree heat while in the Grampians.

And its half way to bloody Adelaide. I would need a 10% return to even look at Horsham.

Good luck finding 10% return anywhere mate. I did a quick search on Melbourne. There are a bloody lot of properties for sale. When I was last in Melbourne it was to get a taste of the rat race: pollution, concrete, hours in traffic and a total disregard for Australia outside the coastal regions.
Don't judge locations based on your own minimal experience toony.

Leitch, if it's a steal, then hey, keep it....at least until the market picks up.....better than owning a city property with all that pollution and traffic...

You might even consider improving it with the profits from its +CF status. (+CF on the price you paid for it)

You might even catch the next wave of BBs doing the tree change...
