Settle on a property in 2 weeks 7km south of Brisbane. Nice quite street. 5 minute walk to train and main road. All services favour the site .
LMR 5 unit site. Maybe looking at 6 depending on design.

I just bought a block of land in Adelaide (comes with a free burnt out house!).
 
In the coming 3 weeks I settle on

- PPOR land, then we have to build
- North Perth #2: 5 x terraces with a mixture of 1, 2 or 3 bedrooms
- North Perth #3: mixed commercial/resi block when it's rezoned next year. I'll put on 100sqm CIP and 280sqm of RIP above.

How do you manage all these plus day job plus kids?
 
Yokine. 4x2 + study 168SQM townhouse, 70's build in a group of three.

Why Yokine? How much was it listed for? Did you offer lower? Higher? Rental amount?

I signed the contract in July. Settles end of November/December now.

Inexperienced vendor... He is still waiting on council approval. It was supposed to settle end of September originally.

It has been a stressful and frustrating time but I'm looking at the positives!

No skin off my nose! I locked in an amount in July. If I were to buy the same property now for instance it would cost me another $20 or $30 k. Similar properties on the other side of the road sold for $25 k more just a little while ago. I'd only be pissed at the settlement delay if I didn't want my funds tied up for so long and wanted to invest again soon which I don't want to.

So that's the latest with me :)

It's too bad it's not 2005/2006 during Perths boom haha. It would've doubled by now

3year plan.deal ll generate approx $300-350000.
we looked for a very long time 2 find this deal.
Bought in Vegas 2 properties. Was very easy 2 find. Cash Flow great 17 and 22 % return,
Plus it doubled in value last 3 years

IP2 snagged it under market value and well under previous offers from a couple of months ago :)
