Is this too expensive for Schofields subdivision?

Hello fellow investors!

We have a vacant block in Schofields Sydney that we want to subdivide. The block is around 1700+ sqm, with all services on the street and quite flat (<1.5m fall from back to front) and we've wanted to divide the block in three and sell each individually.

We have spoken to some surveyors and have some very preliminary budgets. One in particular has said the following for price estimates:

1. half road construction with road stormwater - $45K

2. Sewer reticulation - $20K

3. Water – should be able to connect to existing 100mm on road so allow Mains to Meter – say $6K

4. Electricity – allow underground reticulation across frontage - $20K

5. Driveway and Inter allotment drainage - $70K

6. Surveys, civil engineering design, supervision, sewer design and supervision, geotech, etc - $40K

7. Contributions – check with Blacktown Council

Doesn't the above seem quite excessive? Has anyone done something similar? what did you pay? Any decent surveyors?

What are the numbers? I.e. purchase price of the land and the sell price of each subdivided land.

Also who has quoted you the below figures?
