Land Options for PPR Build In Perth Northern Coastal Developments.

I am looking to purchase land to build a house (PPR) in a new subdivision in Perth's northern coastal area (west of Marmion Drive).
As I see it options are Burns Beach, Jindalee and Shorehaven at Alkimos.

From looking at current prices of what is for sale by developers at the moment I can get the following:

Burns Beach. 551m $412,000. Approx 1km from the beach, 1 street west of Marmion drive.

Jindalee. 670m $440,000. 100 metres to beach.

Shorehaven, Alkimos. 619m $418,000. Approx 1km from beach.

The pro's and cons for each area as I see it are:

Burns Beach
Pro's. Closer to city, rail services and freeway.
Con's. Average swimming beach, no local amenities (within walking distance).

Jindalee
Pro's. Good local amenities (within walking distance). Good swimming beach.
Con's. Further from city, rail and freeway. (although rail being built at moment to open 2012.)

Shorehaven
Pro's. Plans for development look fantastic.
Con's. May take a long time for infrastructure to be provided.

There may be other pro's and con's I have not thought of so I would appreciate other people's thoughts.
 
Jindalee will have sea views due to steep gradient of land down to beach. How much is a sea view worth?. Both Burns Beach and Shorehaven won't have sea views.
 
It would have sea view from single storey (from front garden).....but I will have to do some further research to see if it would stay that way. If it will keep the sea views it seems to be the best option of the 3 I think.
