Land tax and IP's

Hi all,

I have 4 IP's and paying 6K land tax. if i buy my 5th IP i have to pay around 10K in VIC.

I can barrow 700K, So would you recommend to buy a IP in Vic or QLD ?

Unit developments in one of the property in bendigo,Vic?

Each state allows owners to access separate thresholds. To minimise land tax some investors do mix properties between states. However you need to address whether the QLD property will match the performance of Vic even after paying land tax. A financial decision.
 
Is that Bendigo property a unit development site? Will the return on developing the site be better than buying elsewhere/interstate?

How will the development be financed? Will you need presales or are you going to hold?
