Land valuations

Just got the latest land valuations.
We have 2 properties on the same street, 1 zoned low density 653square metres , other tourist 708 Square metres.
Smaller block has come in at double the value of the larger. Has zoning had a big impact on the values or am I missing something?
Has anyone asked for a review and what was the outcome?
Any advice appreciated.
