Latest Before and After Pic

Thought you might enjoy some pics of our latest renno

Car accommodation is a bit of sticking point but it is 5min walk from train so that may compensate

It was listed at 155k
Bought for 126,250
Spent about 20k

We were going to move into it - but we got a price of 200 - 220k to sell it so we have decided to take our money and run.

I am not a huge fan of trees in the front of the house - I like the house to be the focus of the renovation

Nice and tidy. (A tree wouldn't hurt though surely ;-)).

How long did it take to do?

Did you lay new turf? Or is it just better maintained?

How was applying the render?

Thanks everyone,

The carport was already there - we just painted it black

The render was applied by our render guy - cost was about $3,000 for the house

The roof we resprayed ourselves and had professionally pointed (by the render guy who used to be a roofer) all up - $800 - should have been 600 now we know where to get the paint.

And all new turf - laid ourselves with the help of a bobcat before hand.

The process to do the roof interests me...

Does it involve high pressure cleaning the tiles or do you need a special acid wash?

And is the paint any special type??

Rick,

Great job! Yet again, you're proving that there's money to be made in cosmetic renovations. I'm particularly interested in the rendering and roof painting myself, having just decided to do this to my next IP. It seems to be the latest trend and really adds a lift to the exterior for little cost.
What are your plans now? Do you intend to keep on doing reno and sell jobs? I'd be fascinated to know.

How much of your gain do you attribute to your reno and how much to the increasing market - i.e how long have you held it?

The roof was washed with at Karcher - this was the most time consuming job

We had the roof sprayed in about 90 mins

Jacque, we are going to keep doing them as there is money to be made, its what we do best so that is what we are going to focus on for the time being

The property settled on 10/1/03 so about 3 months (fitting it in between other jobs) we reckon had we been on it full time it could have been knocked over in around 4 - 5 weeks
