Laundry vs powder room vs walk in robe - what adds the most value?

I have a three bedroom inner city apartment with one bathroom. Next to the medium sized bedrooms is a decent sized cupboard area 2 metres by 1 metres. I have the option of converting it into either a separate laundry with small trough, or a powder room. If a powder room, it would be semi-ensuite to the bedroom as there is a door between the cupboard and the bedroom. What do you think would add more value to the apartment:
1. Semi-ensuite powder room - in this case I would build a laundry closet in the bathroom but would need to keep a shower over bath instead of having a separate shower and bath. Not sure if laundry closet would have enough room for vaccuum cleaner, ironing etc.
2. Separate laundry - in this case I would have enough room in the bathroom for a separate shower and bath in the bathroom, and somewhere obvious to store vacuum cleaners etc
3. Small walk-in robe - in this case I would put the laundry in the bathroom and keep the shower over bath
