Lease due

We have a lease coming due soon and the tenant wishes another 12 months, should we offer a three month lease to January and then a twelve month lease, or leave it as is?

Our thoughts are January may be a better time to have lease due rather than having leases due in Oct-Nov

The tenant obviously wishes to stay there and get some security of tenure. You want security of no vacancy coming into the Christmas holiday period.

What is a win-win? How about offering a 15 month lease? :)

15 Month lease was a good thought

12 Month lease starting in January would put the renewal back to December, which is not a time we'd like renewals to occur
