Lease problem urgent help req

If you have a comercial lease
can the landlord say move out for 2 weeks
so we can renovate building and gives you 1 Week??
What can be done about it??.

Dear Ger,

Most commercial leases have weighty lease agreements.

From what I can see any moving away from your business premises is going to incur expense to yourself (redirecting phones, mail, customers etc etc) not to mention the incovenience.

A renovation should in the medium term benefit yourself depending on what type of commercial premises (Office/retail/industrial).

Real terms suggest that:

1) Read through your lease agreement for any mention of this item.

2) Have a meeting with your solicitor who checked your lease agreement BEFORE you signed it and ask their advice on what they believe is fair to ask as compensation for the inconvenience and potential damage that will take place to your business. Then you will have some firm foundations on which to start friendly negotiations with your landlord.

Also at the end of the day possession is nine tenths of the law. They can't easily make you move if you don't want to with a legal commercial agreement when you are not in breach (unless your due diligence on the agreement was not properly done in the first place.).
