Leaving a rental, being taken to VCAT for damage - experiences?

SamL , I am sorry to hear of your predicament but as a landlord you should not expect any "reasonable" justice from this situation. Also, nothing is expeditious. If the tenant requests an adjournment for any old reason, it will be given. It is never questioned. Our bloke had it postponed for 4 weeks due to (love this) overseas travel !! You only stand a chance IF the other party fails to present. .... but the tenants are onto this so, as you found, they never got the letters BUT they turned up on the day. See ...it's ALWAYS the "rich" landlord vs the "poor struggling tenant". It's beautifully captured in buckerooni's post ....
