thought id start a thread on some of the recent high sales
in Newcastle atm.

Tried doing a search but couldn't find anything, I vaguely remember reading
awhile ago that once the top end starts moving the middle and bottom
end won't be to far behind?

Hopefully someone who has experienced this in the past has some insight?

Big write up in the local paper today about 5 houses that have achieved 1.8m to mid 2s, also have seen that their are 3 other places with hopes of around 5m.

I know this isn't that impressive for sydney folk but for Newcastle
its pretty good, obviously there is some confidence in the market.

The real estate agent who sold me a unit 6 years ago rang and asked if I was interested in selling.

Value's are up around 30% on purchase price ... but also lots of "over asking price" sales going thru.

It's paying for itself - think I'll hang onto it.

how many places do you have in newcastle?
 
My four year old purchase in Hamilton is up from $400K to $550K as appraised six months ago.

I reckon it would be even better now.

I'm a strong believer in the inner city ring of suburbs here. Probably rings tru for most cities.

8 griffiths street mayfield a tidy 3 bedder sold for 335k on the 13/4/12. On the 17/2/15 sold again for 350.

So when you factor in stamps and all the rest they have lost money

That property is on the junction of two rail lines though, values for properties like that can be very hit and miss.

I don't know about that. I have it as being sold for $335K on 13/4/12 too BUT sold again on 24/03/2015 for $393,500. Where are you getting your sales data from? :confused:
 
If i make a thread on North Arm Cove will that get me out of hot water :D

Quite a few people commute from the cove to Newcastle , so it's almost a northern suburb ...

Love to know anywhere within two hours of sydney where you can get a nice waterfront house , jetty , boat ramp with a seperate 2 bed room unit for around 1 mill ( which is around what this sold for , not sure on exact price ) Ok so , return wouldn't stack up as a rental but ...:cool:

Housewise , ours is nicer , but we don't have the jetty and slip way , but those will come at some stage .

hey Propertunity would you be able to do a update on newcastle for us? have you been buying many places? how much more growth do you see for the next 12 months? do you think mayfields median will hit 500k this cycle?
