I have someone who is blowing the "lifestyle Estate" trumpet. Basically claiming that these estates which are generally on the outer rim of capital cities have and will continue to show great capital growth. Plus for those willing to buy now the rent yield is 6% or better.

There's a lovely community created with all new houses and schools etc. My concern is that invariably these estates are over 20km from the city centre, don't have a train line and have comparatively small property size.

My question is in the history of this vogue of estate, how have the capital gains fared ?
Also how would you expect them to do LONG term ?
