loan valuation ratio

Just wondering what the allowable LVR would be on a warehouse, with a) an existing tenant on a 5 year lease and b) vacant possession?

Also capital city vs regional centre of 6,000 population. postcode 5253 (Murray Bridge)

I assume that if GST is payable then the GST needs to be carried for 3 months until the first BAS is forwarded.

Commercial is not my strong point (blech). I would suggest an LVR of 70 to 75 would be max, the small population may work against you there though.
