I think the 4114 postcode - woodridge, logan central, kingston are the rougher suburbs that have slightly higher returns, and are mid $250k.
Yes. It does sound cheap! I guess with the recent turnaround in Perth the cheap suburbs within 10-20k's CBD have performed very well, probably due for some growth!
We bought in both last cycle . Both profitable .

appears to 10% for Logan area and 1% for Ipswich area for Housing Commission properties based on my data crunch.
does this sound about right for investor did their diligent for both the area?

So agree, I drove through rather spent yesterday day in the Logan /Ipswich areas, imho there's something about Logan, roadworks etc. Think it will be a few years before that buzz moves to Ipswich.
