Low Density Zone vs Medium Density Zone

I wonder if any member has any information to share about land value.

Would the Low Density 's land value are different to Medium Density's land value?

My bank valuer bluntly told me that the few hundred dollars his client, ie bank pays him does enable him to assess development potentials hence the zoning such as low/medium/high density is not considered.

However they do consider the location aspect of the subject property and draw superior, inferior or comparable to few other properties in the report.

A higher density zoning I assumed it is closer to CBD, shopping centre and infrastructure, whereas a lower density is further away.

On a open market, a prudent developer would weigh heavily on the zoning aspect
 
The density zoning refers to the minimum required space per dwelling, a medium desity block that is the same size as a low desity block depending on the location would normally be more valuable as it has the potential to be developed with more properties.
