Depends upon how many you're managing and what you want out of the programme.

Most use their own excel spreadsheet - one sheet per property and a summary sheet.

I currently use plain ol' Excel. However, I've been looking around the place and most of the Aussie software suites aren't great - so Excel will do for now.
 
Ensuring it has meaning for the tax user is important too. No point dumping all repairs costs into one box in excel.

Try this freebie I offer to clients. It also captures CGT costs which will affect tax one day too. This one has some protection but if anyone send me a Direct email I'm happy to send an unlocked one.
