Managers and GST

Hi everyone,

I’m looking at leasing my unit to the on site managers for a fixed yearly income.

The unit is holiday and/or permanently let.

At the present time I have a REI exclusive property management agreement (residential) with them that encompasses both the holiday and permanent letting.

If this new lease is seen as a commercial arrangement then GST will have to be paid. How do you get around this? Does anyone have a lease arrangement like this and would it be possible to get a copy.

Or should I just rent it to the managers with a clause noting that they can on-rent to a third person/s and thereby still having a standard (residential) property management agreement
