Managing the maintenance period with tenants for a new build

I'm constructing some units and intend to hold them and rent them out. I note that my builder has a 'maintenance period' like most builders, where issues like cracking plaster etc can be fixed.

Has anyone undergone this process before, and how did they manage it if they had tenants in their investment property? Did you tack it onto one of the normal rental inspections? Ideally i'd like to not disturb the tenants much (as everyone hates inspections), but obviously i'd like the issues that arise, fixed :)
