Marsden Vs. Waterford West

I went to check out some IPs around Marsden and Waterford west area on the weekend. There are plenty of Sydney investors buying IPs withOUT seeing or checking out the property, but not many local investors.

Can someone enlighten me to which suburb is "better" to have IP?
I was being told by real estate agent(s) that Marsden area is far better than Waterford west?

How does the crime and income of residents compare? Did you think one area was nicer or had better schools, shops, etc.
 
I believe prices have risen $50 k to $100 k over th4 last 12 - 18 months.

You would have been able to pick up a 3 bedder house for around 200 - 250 k from 2012 - 2013
 
Marsden has slightly better access and is closer to the CBD and a major arterial.
I think I would be more inclined to base any decision on the actual deal itself as there isn't much between these suburbs. Based on your stats Marsden has slightly better numbers in terms of yield, days on market and vacancy rates but I would base my decision on the individual deal.

I did notice properties in the area were quite reasonably priced a few years ago when it was a buyers market.

Waterford, Marsden, Browns Plains and Crestmead.
