Medina - Near new villa $319 - Leased $370 pw.

What do you think of Medina? Medina has the lowest median on the REIWA map.$265 K median.

Any good pockets in Medina or is it a **** area?

This near new villa asking $319 k, leased out at $370 per week.

12/45 Bingfield Road Medina

Its pretty far away from the cbd being 37 km away.

Anyone have property in Medina ?
 
How well to do you know the area?

I know it fairly well at I would say the growth prospects for such a villa would be close to zero.
 
Not the best location - beyond walking distance of the town centre or a station.

These houses aren't much your rent would be lower and you may not get the best tenants. But low 200s for a house on a good sized block may be reasonable value.

Get a house on a good sized block but a super handy location (eg near the town centre or a station) for significantly under the suburb's median and it may start to make sense.

Alternatively it may be possible to buy an older place nearer the CBD and in a less stigmatised suburb, eg.

will add the houses on the larger blocks 900-1000 sqm that can be developed near the commercial precinct is what you should purchase, though they have already had some growth. I would start off by contacting the Kwinana Council as my first step and target the pockets I mentioned.

Ok when I go to my accountant tommorow I'll also take along some figures for a buy & hold (with fututure proposed reasoning) We will run through the calculations and If I can afford to hold it this would be one of the best options as I need to create some equity.

I'll be doing cash flows for the following properties & then I'll have a better understanding of the type of property I can afford to hold. I should have done this months ago. I dunno why I didn't. Oh well better late than never hey! :D

2. 2 bed 1990's Dianella villa (renovated & unrenovated)
3. 3 x 2 Five to Ten year old Cannington villa
4. House with future proposed rezoning (renovated & unrenovated)

dont take this the wrong way, but considering you have been on here for a while, you seem to start a lot of threads asking about particular areas, but majority of them are duds!!!!:D
 
Nah, I've also talked about Dianella, yokine, mount lawley, inglewood, highgate, tuart hill, noranda and they arnt duds. But yeah some others have been duds :D
