Melbourne buyers agents ?

Where are they in Melbourne ?
I want to buy an IP while OS.

A bank has come to the party, so now I need someone to get the joint jumping.
After doing a forum search I came to like Kristine of The Buyers Agent, she could get everyone's feet tapping and have all swooning.
I contacted TBA, but they passed me to Morrell and Koren.
But M&K are Sydney based and sound like they'd be smashing skulls with their guitars.
A Google search only gives Michael Ramsey, alas they don't do gigs on my side of the river.
Yellow pages search was fruitless, only listing polka bands.

So Kristine with the constantly evolving email address where are you ?
Anyone had good experiences with a Melbourne buyers agent ?
Do they really get down ?

I have found David McMillan to be very helpful. He charges a success based fee only if he finds you your property. He is direct, and plays hard - both qualities I admire.

So here I am!!

I've been posting under the [email protected] for some time now, the 'tba' email is very rarely checked so thanks for your perseverance, Patosan.

I'm happy for any queries on the current email address, but modesty forbids me from offering my services directly on the forum.

Some time ago I posted www.nationalpropertybuyers.com as a reference to another Melbourne based buyer's agent. The principal was my tutor at Swinburne in the licensing course, and I'm happy to recommend him, too.

Some of the larger franchise groups are also starting to offer consultancy services, although I don't have the web links. When TBA first started up in Victoria about two years ago, there was perhaps only one or two other agencies offering a buyer's service. Now there are more to choose from, however, I'm not sure if TBA are still active in Melbourne.

Some of the buyer's agents choose to be very restrictive in their geographic or economic area, whereas I was happy to tackle Victoria.

Good consultancy work requires an enormous time, skill & resource commitment from the agent, and so is much less profitable than selling work. This, perhaps more than a lack of clients, has limited the growth of this specialist section of the industry.

However, as more people look to buy investment (or residential, or recreational) property, but also realise that their own work and family commitments will restrict their ability to do the legwork, no doubt the agents who do choose to become involved will develop a professional niche alongside the mainstream agency services.

I don't like consultancy services... most are seller agents that pretend to
be buyer agents. (i.e. A licensed real estate agent can only be a buyer
agent, seller agent, dual agent or non-agent.)

And Australia is NOT really ready to for the big shift. The r/e industry
needs to make massive ethical and structural changes. And that is
impossible... primarily because most "agents" are very poorly trained and
unprofessional.

Being of a meek and mild nature, I avoid making statements which might be construed as critical or confrontational, such as your comment ..."I don't like consultancy

Goodness, gracious me! Does such a thing really happen? I must have led a sheltered life, deep in the suburbs of Melbourne.
