Moe, Morwell, Traralgon area

Hi all,

I would like people's opinions on Moe, Morwell, Traralgon & surrounding areas (Yallourn, Newborough).
Which part is the best for IP and how's the return. I am prefer a higher yield rather than CG as it will be a long term investment (10 years or more)
I read that west Moe is better than east and need to be in the north of hwy.

Any investor in those places?
