Moorooka and Brisbane southside

What are your opinions about purchasing property in Moorooka, with potential to develop in 5-7 years? I've been looking at 3 bed houses on decent sized blocks (600m+) for under $400k, some with LMR zoning.

Moorooka is only 7-8km from the CBD, with loads of upside. It's a bit of a dump at the moment, but next door to Greenslopes and Annerley (hospitals, transport, schools etc).

I know of the first one you have listed.

It is within a demolition control precinct meaning it will be difficult to remove the house.

Quite a few developments in moorooka of 2x townhouses built down the back with an access lane. Also the possibility of relocating the house to the front corner of the site.

But still not as simple as demolish and rebuild.

From the top of my head you can't demolish in DCP unless it is structurally unsound or you can make some sort of argument that it is still in line with the local plan, planning scheme, etc. There are a whole bunch of other things as well such as if 3 pre 1946 homes are in a row it is even more difficult to remove.

As always if there are examples close by of where this has been achieved it can be used as justification.

In the future these may change, for example if the zoning increased to medium density residential up from LMR then DCP no longer matters.
 
Interesting. I'm only starting to look really.

What are your thoughts on Moorooka as a suburb? I see a lot of positives, but maybe I'm missing something?
 
I am very much a rookie too so take my comments with a pinch of salt.

A successful developer from this forum told me last year that he knew of a lot of small developments going up in the moorooka area by builder developers and that you need to be wary of this because you wont be able to compete on price as they can.

There will be a lot of supply in the coming years.

But I agree with you that it is still within 7-8km of the CBD with a train line and a number of shops close by so I think anything with development potential of mulitple dwellings with decent land size that close to the city will do well in the future. Especially with the proposed changes to the brisbane planning scheme coming along where more dwellings/higher density should be able to be achieved (if you want to see more on this do a search on RPI or he has done a really good website of brisbanecityplan2012.com.au, he also wrote a really good article in the QLD round up section of March 2013 API magazine.
 
I have heard that there are some issues with large numbers of immigrant families from a particular country.

Not my stance - just information given to me by a friend that lives in a neighbouring suburb.
 
Hi Ricky

I had a look at the first site. Chances of getting that house removed are negligble. Quite small footprint though so you could incorporate it into the new development.

That whole street is LMR 2 under the new plan, that is 2 or 3 storey mix. You may struggle to get 3 storey on that one now because of the neighbouring properties.

Also be aware that densities have gone through the roof in the new plan

Wow. Vendale and Koala st bring back memories.
My first property was in Wharton st (one street away) and I lived there for 7 years.

The place certainly changes demographics almost overnight in about 2005-2006.

Im really out of touch with the market there, though I know my place seems to rent well.
 
how did you go

we have just picked up 3 short term property management in moorooka all are getting approval to demolish and build units.

large blocks of land are selling quickly at the moment.

I have been speaking to a number of builders that cant get and land right now.

good signs for the market.

I think for the price of moorooka, you are better off in other areas 7-10 km of the cbd. I say this because moorooka has an industrial feel (eg lots of car dealerships) , vacant land to develop and not a great community feel (subjective of course) and slightly higher crime than other suburbs 7-10km out
 
When you consider it is the same distance to the city as indooroopilly the prices are very reasonable and great potential for growth in my opinion. The demographic compared to indooroopilly is completely different but this will change over time as growth comes.

I live next door to Moorooka, in Salisbury.

Moorooka has had some good things done to it lately, with the Woolworths upgrade and a whole heap of nice shops put in, cafe, seafood, subway, sushi, nandos and a barber I think. I has still got some older shops on the rest of the shopping strip.

There is the Moorooka magic mile off of ipswich rd with all the car dealerships, but that is all on the main rd... not really a great place for residential houses anyway.

There is an industrial section around Industries rd, and that section is usually cheaper.

Moorooka is also close to Griffith University, which is good for student rentals.

Moorooka crime rate is high IMO. The subway for example in the last year has been robbed 5 times in Moorooka compared to Salisbury's subway that has been robbed once. I had pool ques stollen off of my deck while I lived in Moorooka, and I had a $1500 push bike stollen out of my car while I lived there.

It's very close to Annerley and will go the way of Annerley shortly. There's not an abundance of land to develop, all the blocks that can be split have been split.

Your better area in moorooka is the clifton hill area.

And yes lots of immigrants there. The older ones are mature and nice, the young blokes are usually here without their parents in the country and can get up to some trouble...just like Aussie kids do when they don't have parental supervision.

I'm not too sure how Moorooka will end up, there's lots of factors at play.
