Moreton Bay area

First time on the forum and about to buy first ip... has anyone got any suggestions on the Moreton Bay area??? There are a few projects on the move, NE business park, new rail line in kippa-ring/rothwell, new school in Burpengary...

Does anyone know from previous experience whether for example the new NE business park next to morayfield would be a better capital growth driver than the new train network at kippa-ring or visa versa?

I'd like the first one to be the one that delivers capital growth for future properties but not sure what will cause better growth.

Hope someone out there can shed some light :)

The new town plan up there is going to increase density around the Kipparing train station - shopping centre - hospital type areas.

If your just buying standard housing stock then location is the key. What's the nicer place to live - next to a business park or the bay?
 
Does anyone know what the intended min. lot size for MBRC will be under the new TP? I am led to believe it is currently 350m2 is this expected to change?

Moreton Bay Regional Council has been working hard to finalise a new planning scheme that supports growth and maintains the region?s unique characteristics and attributes.
Despite the Council?s best efforts, our desire to respond to community feedback has been hampered by State Government actions. These actions have prevented Council from bringing an amended planning scheme back to our community for consultation.
Given the current election may cause further delays, the council has recently provided an update to all those who provided a submission on the draft scheme. Once the Council has definitive timeframes for when the draft scheme will be open for further consultation, all submitters will be advised and the information publicly advertised.

Did you go ahead with Moreton Bay?. I was planning on buying in Morayfield. Was looking at the council website, not sure if any of the projects are going ahead
