Mudgeeraba/reedy ck/merrimac/Carrara townhouse under 300k

Hi I'm currently looking at townhouses in the above areas under 300k. Never bought a townhouse before always had houses. However budget restricted to this market.

I would like to hear anyone's thoughts on those areas. I am only looking at 3b 2.5b and they are all pretty much returning 360 to 380 per week.

What's eeryones thoughts on the following

1. Gated vs no gated complexes
2. Pool vs no pool
3. Location against train line and hwy vs just being close
4. Onsite managers vs no one onsite
5. Large complexes vs smaller under 16 units
6. Nearly all complexes 15 plus years to 25 years old

The above questions with gated/pool/better location/onsite manager seem to have body corp approx $60/week where as without the above are approx $40/week, but all seem to rent for the same.

We would be looking to hold and not sell, building a portfolio again for retirement. Still decades off as yet though.

Any thoughts would be appreciated.
