muswellbrook - positive signs?

Hey all,

Just wondering what peoples thoughts are on Muswellbrook after a few positive announcements in the past few weeks. My feelings are that it is at the bottom after copping a bit of a hammering over the past year or so. I've noticed a much more positive outlook in the local papers recently and my agent seems to think the worst is over (fingers crossed). Would be interested to hear other peoples opinions. Agents and invrstors were going on about buying sitrs that you could develop

This is the first one that ive seen that has been devleoped

And by a commerical large scale builder

I wonder when they bought this land becuaze if they bought a few years ago the prices have crashed and this would be a major loss

295k for a brand spanking new 4bdr is damn cheap and i am surprised they chose the worst area of town

Any other thoguths?
 
Theodore, was just looking at it as positive news for those of us already invested up there. Everyone has taken a bit of a hit in the past year or so and this is the first positive news in some time. I still think long term things will come good.

TMNT totally agree. Why would you purchase a new house in Wollombi Road for 295k amongst the housing commission when you could purchase for the same price (not brand new obviously) in a nice area of town and get better rent. It doesn't make sense, i don't undertstand why a developer would look in that area unless they failed to do their DD.
 
Muswellbrook is definitely at the bottom of it's cycle.
Sure, growth isn't exactly on the 'up' any time soon, but there could be some opportunities for long term buy and hold investors perhaps.
 
Interesting... it is still awaiting that 'final sign off' from the Baird state government. Now that he's won the election though, I'd be confident that he'd move forward as fast as possible.

Could breath a bit of life into the Singleton/Muswellbrook areas in coming years if it comes to fruition.

Be pretty devastating for the environment though!
