Need a Recommendation For a Buyer's Agent in Melbourne

Good morning :)

I have a mate who lives in Sunshine Melbourne who is looking a BA to help him buy an IP in Sunshine/West Sunshine/Albion. His budget is $300-350k (a little tight) and he is looking for a house with 500-600m2 land or more.

Done a search on the forum and the most recent thread I could find was this one

http://somersoft.com/forums/showthread.php?t=87207 which mentioned Infolio property advisors. I've already contacted them and they good but more focused to higher priced properties.

So if you have a BA for Melbourne you would recommend for my mate, I'd be delighted to hear from you.

I know a few that would do it but would want a minimum fee of say $7700, can your friend afford that on such a tight budget?

Have you tried any of the REBAA members?

Hi Jacque, I did not even know about the REBAA until your post. Trying them is a good idea but ideally what I'm after is recommendations from people who have used a BA.

Hi BT, I'm not sure if he can so I'll just pass any recommendations/info to him, have a quick discussion and let him decide.

Hi Mindmaster,

Not sure if you and I have spoken or if you caught up with one of my colleagues but I work with people at the $350k price point quite often. Perhaps you could private message me and explain please?

Hi Jake, I've been speaking to Cameron at your office. Details in a PM

Update on Buyer Agent

Thank you every one for your suggestions.

I've past recommendations to my mate now it is up to him to take action.

Hi guys,

I am new to this forum - and being a first time investor, I am looking to employ a buyer agent for a property in Melbourne (interstate).

Any chance of providing an update (a year since the last post) on recommendations of buyer agents' in Melboure?

I've contacted a few but like Mindmaster - would like to see whether does anyone have any positive experiences with some of the buyer agents in Melbourne?

Thanks

Hi Jacque,

What's the difference between REBAA members and non-REBAA members? Is REBAA more reliable?

Thanks

Hi Chauz

If you visit the REBAA site and read the standards of practice http://rebaa.com.au/standards-of-practice/ and How do I choose a Buyers' Agent? http://rebaa.com.au/how-do-i-choose-a-buyers-agent/ this may help. You can be assured that REBAA BAs are experienced, appropriately insured (very important for you as a consumer in case something goes awry) and do not sell real estate. There have been many posts on the subject so if you just do a search on the forum I'm sure you'll have lots of reading to do.

I'd recommend interviewing at least 2-3 before making a decision, asking for references and phone numbers of clients and ensuring they are a good fit for your particular budget, area and strategy. REBAA members also need to provide references from both selling agents and clients as well as be endorsed by 2 other existing REBAA BA members so there is a definite process before they can become members.

In this growing industry, you really need to do your homework (just as you would for selling agents) and find the BA who is right for you. Best of luck with your progress.
