Need examples of positive cashflow properties

Hi everyone. I am trying to find some positive cashflow properties and I was wondering if anyone out there would like to give some examples of how they have achieved this. Im mainly looking for properties that show neutral cashflow before depreciation (Tax minimisation). Ive read lots of posts about dual occupancy dwellings and places on the outskirts of town (which seem to be poor investments). Any ideas really appreciated.

Hmmmmmmmmm

Method 1. Buy a property and rent it out until the repayments are lower than the net rent !

Method 2. Buy a property and borrow just enough so the net rental is MORE than the cost of the loan.

If what you are REALLY asking is about where rentals are best % wise relative to the cost of the property, than that is another discussion where:

Method 1. Get a great deal on the buy (below market) and rent out at a great price (above market).

Method 2. Best rents are usually outer suburbs or sparsely populated towns near a new mine, but do the numbers yourself : do a survey, check the prices of 20 properties in several areas thought to be of interest, compare against rental (all costs included), get a percentage ..and Bingo, there will be answer.

Rental Return: 9.7% / $235 a week

Interesting... But why hasn't the info provider bought it?

The agent offering these cashflow + property's in NZ has several available. Mostly in Auckland.
Only problem I don't think ( can be proven wrong however)you can fully claim a NZ IP against your OZ tax

It would surprise me if writing losses off against other income is restricted to Australia.

But I'm not a tax accountant and I don't negative gear anyway.
