I read the following somewhere and it made a lot of sense to me,as i have been in this situation, so i thought i should share it with anybody who's interested.

"A seminar or a real estate agent advises you to buy an investment property, makes it sound easy, tells you the Tax man will pay a portion for something that really does not make fundamental economic sense and then tells you to sign the papers because he can find you a Tenant who will pay you less than you are paying, because in his OPINION the rental property will increase in value"

With investment properties i think (unfortunately) you have to learn by making mistakes,I've made some, I hope that this post may help / educate someone else.
