Negotiating a discount for non-approved room/bathroom

Just wondering what the best approach is for the following scenario:

You see a house advertised with on re.com with a certain number of bedrooms and bathrooms. You know some cannot be council approved as they're below minimum habitable level for flooding. You want the house anyway.

you include dd clause in contract then prove some aspects are not council approved, proving the property was falsely advertised.

Is there scope to demand a discount? Or will the vendor just say "oops, sorry.. But, take it or leave it". ??

Are you looking to get the agent into trouble for advertising a "store room" as a bedroom, or are you wanting to negotiate a discount due to the fact the bedroom is really not a habitable room?

If you want a discount, I'd suggest it will depend on how badly the vendor needs to sell.
 
I was thinking more along the lines of seeking a discount by renegotiating.

I'm not sure what the buyers options or rights are once they've proven a property contains non-council approved rooms. Not so much by dobbing in the agent or vendor to council, but using the non-compliant issues as leverage..

Just thinking outside the box.. to get a discount ;)
