Negotiating clauses from contracts

It is possible or negotiate clauses in contracts between the landlord and property manager?

In particular, I want to remove the "sale fee" clause.

"Sale Fee: If the property is sold(weather during or after the term of the agreement) to any person who has been a tenant of the property during the term of this Agreement, then the owner will pay to the agent a sale fee of 2.2%, inclusive of GST, of the sale price of the property"

Has anybody done this? How do agents react when you ask them to remove the clause?

never done it, or heard of it being done. But theoretically there is no reason it cann't be done if both parties agree to it.
 
Ive crossed out and initialled a few changes. The one that irks me is reletting fee. they wanted a weeks rent to send the existing tenant another lease!! Try crossing it out and see how you go.
