Negotiation on Agent Sales fees

Anyone have recent experience (in Qld) with negotiating sales commission fees down?

Have recently been quoted 5% of the first $18k and 2.5% of the remainder.

This seems to be the standard fare, but for a mid- $900k property, I feel its a bit high.

Also have multiple PM arrangements with this agency, so would have thought some discount was in order.

Any thoughts?
 
Tell them to get creative. In Sydney you'd have to pay around 2% possibly less.

Are you or the agency paying for adverts?

What is their current no. of days on market for their stock?

How old is the most stale property & why?

That is the maximum payable by law in QLD.
 
definately try to negotiate down. if they fold quickly and easily, they will do the same when they are sitting down with the eventual buyer.
