New Unit Owners often forced to foot repair bills

Why would rectification be an Insurance issue though? We are going through this process at the moment; we provided the developer with a list of problems, and the Builders have then been forwarded the list and they will fix them. No Insurance claims required.
 
some builders just don't.

i know of one particular builder here in the ACT, who built a very 120 unit complex, and then failed to do anything about almost any of the defect notcies.

the only things that got done where the air conditioners, and thats only cause the owners went to the installers, instead of the builders.

If the builder (usually a company) just declares bankruptcy, it becomes an insurance issue.

In Qld there is a government organisation called the Building Services Authority. Builders are obliged to take out insurance with them, and you as the buyer are protected. I once claimed about $12k from the BSA for faulty waterproofing at a unit.
