Nice parts of Greystanes and other recommended P/matta district suburbs?

Hi Everyone,

Previously I asked about where to buy, Greystanes v Winston Hills. Unfortunately it looks like we won't be able to afford something in Winston Hills that is within our requirements.

So now I move on to asking you about Greystanes- Which part of Greystanes is the nicest? I grew up not far from the area, but I don't know much about Greystanes itself. My boyfriend and i have taken a drive around, we quite liked the pocket that is known as the "flower estate" bordered by Gipps Rd and Merrylands Rd. Is there other pockets we should consider?

Also, are there other suburbs in the Parramatta region that we should look at? I don't think there is anywhere else that is nice and leafy where you can buy a brick house for around $500k?

How about East of parramatta towards West Ryde.

Rydalmere, Ermington, Dundas. These areas have hovered around the $450k range since 2003.... (sigh!)

But it looks like they are slowly moving up. Its closer to the CBD than Greystanes and if you work in Parramatta its an easy drive seeing that everyone else heading towards the city.

hmmmm, interesting, i could have sworn Ermington was valued less than that.....

$500K will buy you thousands of brick homes in those areas around Parra- you need to look further afield at suburbs like Toongabbie, Seven Hills, Prospect, Lalor Park, Kings Langley etc. Winston Hills still has homes under $500K but you may need to adjust your criteria :)
