Most lenders have a similar criteria,but some do have slightly difference methods in calculating your income.
For example credit card debt to calculated on the limit not the balance but some calculate monthly payments on 3% of balance others 5% as monthly commitments.
Rental income is an other variable,60% to 100%.These and other variables can help you over the line.
