offering tenant first

am thinking of selling a property i subdivided with a retained house.

has anyone tried to offer tenants first if they want to buy to save agent fees?

What is the best way to approach the tenants about selling. Am not too sure tell them i'm selling, they seem to have settled in nicely.

any hurdles expereinced by fellow SS readers?

As a former agent, the tenant is the first person we would speak to. You should not be worried about letting them know of your intention to sell because they will work it out quite fast anyway. Give the tenant a call or if not, send an email and see if they are interested.
 
Do you self manage? Check your PM agreement if not, not sure what mine says here in Australia but my UK PM agreement states that if the tenant they found subsequently purchases the house, (I think it included up to 12 months after cancelling the PM agreement too), then the agent gets a percentage of the sale price. Works out about the same fee as if they had marketed and sold it anyway.
 
no i don't self manage.

i remember on contract it says if PM sells my property, then there is no contract break fee.

ill reread it later to make sure.
