On-selling land. What to consider

Hey,
Looking to on-sell some land in Northwest Growth centre and was wondering what costs I should consider?
How much is CGT on selling land?
Would any GST have to be paid?
I've considered the stamp duty I have to pay already and it comes to 9k.
 
CGT will depend on the profit.

GST generally only if new residential land.

Add in legals, agent fees and loan costs (exit fees, discharge mortgage etc)
 
how long have you had the land? You should research this thoroughly or seek formal advice, as you are potentially engaged in an enterprise = no CGT, GST applicable.

"If you buy property with the intention of immediate resale at a profit or develop property to sell, you may be considered to be conducting an enterprise. If your turnover from these activities is more than the GST registration threshold you may be required to register for GST."
