Under the one loan i purchased two properties, both different values and rental returns. Is it possible to link the two properties under the one loan analysis? i have looked at link loans section, but this seems to be applicable for 1 home and 1 investment property, whereas i have two investment properties. please advise.

The simple answer is yes and no! Each investment analysis focuses on the one investment property, even though this can have a combination of loans. Where there are two investment properties under one loan, the loan must be apportioned to each property in order to evaluate the return from each investment.

However, once you have simulated each property and its respective finance, you can always combine the two under the Portfolio Analysis feature (Investor Menu). If you haven't already, you can read about Portfolio Analysis in the Special Topics section of the Help Topics (Help Menu).
