After few times on and off the market we have decided to go

with the Auction route, to get our ppor sold as we need to move before march

pictures have been updated using a professional photographer,

house is 5 bedrooms family room/SGL tiled through out fans in every room

tinted windows.

400 metres to Toogoom beach, public transport available daily to Hervey Bay

If you need to move before march, are you becoming a "distressed seller" that everyone here likes to find and take advantage of?
 
no it did not sell had an offer at 295k keep dreaming it costs 320k to build

IMO it doesn't matter what it cost you to build, nor when you paid it.


The only thing that matters is what the buying public are prepared to pay in this market - that is, today.


If one was purchasing, it could well be a case of "keep dreaming" from the other side of the contract as well.


IME, the only people who have the luxury of saying "keep dreaming" are those that aren't forced to make a decision.

circumstances changed, do not have to move for at least 3years now.

however if we still had to move we would of rented it only reason trying to sell was to unlock the equity for other investment purposes LVR is less then 40%,

Couldn't agree more. House in our street sold recently for $1.54M and the marketing budget was $25K :eek::eek::eek:

Add that to the $43K commission. That is a LOT of money coming out of the sale price.

$25K gives a LOT of advertising to promote the agency, but is totally escessive for an auction programme in my opinion.
