Paint or seal the roof tiles??

The roof tiles are a reddish dark brown. The house is white timber. The look we want is "hampton's" style...beach/french provincial.

One idea is to paint the roof tiles a charcoal grey. But I've seen a few houses around with grey paint lifting off to reveal the dark or red tiles underneath. If we paint them, we'll have to repaint every few years...another expense.

The other option is leave them be, we are on a very tight budget so it's not top of the list. But we also want to make sure it's tidy-looking. The roof is covered in lichen, and very uneven tones - some reddish, some brownish, it hasn't been maintained for years.

Suggestions welcome for the cheapest option (by a professional of course)...would it just be jet blasting?

What is "Sealing" a roof? How does that differ from 'painting'?

Neighbours have a painted roof where the original colour is starting to show through. If you paint, be prepared to repaint every 8-10 years as Aussie sun is harsh on paints.

We had our roof pressure cleaned and necessary repointing done. Didn't paint as we were OK with the colour.
