Pakenham VIC

Thought I'd post this as it doesn't pop up too often. How much do you think it will go for? I'd only pay 400-500k myself but it's probably worth closer to 700k. Lot's of developers inflating auction prices in the area too.

I was looking at this asbestos brick one a while back and expected it to go for under 250k (given all the 1000sqm non-asbestos homes in the street did over the last 2 years). Was shocked to see it sell for over 300k.. now I'm thinking it wasn't a bad deal with every other home being over 300k on a block half the size! But you can get a 800sqm+ house in Doveton for the same price.. and this particular pocket of Pakenham is actually far worse than Doveton :)

In regards to James Street if its the full acre I would be expecting close to a mil. We did a unit site on the same street and off the top of my head we were getting around $320k+ for 2 bed units so there would be some money to made even if you got it at a mil.
