There is new small development going on called lakeland (behind the lakeside), land value is around 210K for 400M2.

Thought I'd post this as it doesn't pop up too often. How much do you think it will go for? I'd only pay 400-500k myself but it's probably worth closer to 700k. Lot's of developers inflating auction prices in the area too.

I was looking at this asbestos brick one a while back and expected it to go for under 250k (given all the 1000sqm non-asbestos homes in the street did over the last 2 years). Was shocked to see it sell for over 300k.. now I'm thinking it wasn't a bad deal with every other home being over 300k on a block half the size! But you can get a 800sqm+ house in Doveton for the same price.. and this particular pocket of Pakenham is actually far worse than Doveton

In regards to James Street if its the full acre I would be expecting close to a mil. We did a unit site on the same street and off the top of my head we were getting around $320k+ for 2 bed units so there would be some money to made even if you got it at a mil.
